Parking lot sweeping, porter routes, and hot-water pressure washing for shopping centers and managed commercial property across Albuquerque and the surrounding metro.
What we do
CPSNM was started in 2016 and grew by making the property manager’s job easier — custom schedules, owned equipment, and a single vendor for the work that tenants and shoppers actually see.
Mechanical and regenerative air sweeping for retail lots, streets, HOAs, and construction sites. Regular routes cut dust, liability, and asphalt wear.
Sweeping services
Litter patrol, storefront wipe-downs, trash cans, and an extra set of eyes on the property. Daily to bi-weekly, one hour to full-time.
Porter programs
Hot water, up to 1,000 gallons hauled on site. Sidewalks, dumpster pads, storefronts, and shopping center facades — day or night.
Pressure washingWhy property managers hire us
A commercial property already has enough moving parts. We build a service calendar around your tenants, your budget, and New Mexico dust — then show up.
Service area
We work shopping centers, office, retail, warehouse, and industrial sites. Residential work is not offered.
Uptown, Journal Center, Nob Hill, Westside, airport corridor, and the lots property managers already know.
Retail and office parks that catch high-desert dust as fast as the city lots do.
South metro commercial sites on a scheduled route, not a special trip surcharge by default.
Corrales, Los Ranchos, and other surrounding communities inside our standard service area.
