A sweeper can clean the asphalt. It cannot pick cups out of the shrubs, wipe a grimy storefront frame, or notice that a tenant dumpster overflowed on Saturday. That is what porter service is for.
CPSNM builds porter programs for shopping centers, strip malls, freestanding buildings, and other commercial sites in Albuquerque, Rio Rancho, and the surrounding areas. Frequency runs from a monthly visit to daily coverage. Visits can be as short as an hour when that is all the property needs.
Porter service is available seven days a week. Tenant mix, wind, and budget decide whether the property needs daily coverage or a few targeted visits.
Standard service is a patrol of sidewalks, dumpster areas, landscape beds, and parking lots. Bigger debris comes out this way. Fine dust and sand still need a parking lot sweeping program if you want the asphalt itself to look finished.
Dirty aluminum storefront frames make a maintained facade look tired. Wiping those frames between window cleanings is a small add-on tenants notice.
If the property puts cans out for customers, we change liners before they overflow and wipe the cans down on the same visit.
A porter who walks the site every visit is an extra inspection you do not have to schedule. Lights out, irrigation breaks, fresh graffiti, a leaning sign — we flag what an owner or manager needs to know.
