The environmental case for parking lot sweeping.

A clean lot is not just curb appeal. In the high desert it is dust control, stormwater, and pavement that lasts longer.

Property owners and managers usually buy parking lot sweeping because the lot looks tired. That is a good reason. It is not the only one. Regular sweeping on commercial property in Albuquerque, Rio Rancho, and the surrounding areas has a measurable environmental job: keep dirt, oil, and trash from leaving the site.

What sits on a New Mexico lot

High-desert dust, sand, tumbleweeds, rubber, leaked oil, and whatever the wind drops overnight. Drive over that mix and you grind it into the asphalt. The next monsoon or irrigation overspray carries the fines toward the gutter. That is how a parking lot becomes a source of sediment and pollutants instead of just a place to park.

Stormwater

Sweeping is one of the simplest source-control steps a commercial site can take. Pickup the sediment and trash on the surface before rain moves it into the storm system. That is cheaper than treating dirty water later, and it is the kind of housekeeping inspectors and lenders understand when they walk a center.
