Owners and managers ask this on almost every commercial pressure washing quote: do we need hot water, or will a cold-water machine do? On a house driveway, cold water is often enough. On a shopping center, strip mall, or restaurant pad in Albuquerque and Rio Rancho, it usually is not.
Cold water plus pressure will move loose dirt, dust, and some stains. It is useful on a lightly soiled sidewalk that just needs a reset. It does not break down petroleum film, cooking grease, or the acids in chewed gum. Those soils sit in the pores of concrete. Cold water pushes them around. The slab looks wet and darker for an hour, then the same gray comes back.
Heat lowers the viscosity of grease and oil so they lift instead of smear. It softens gum so it leaves the surface instead of grinding in deeper. On dumpster pads, loading docks, and restaurant entries — the places customers actually walk — hot water is the difference between “we washed it” and “it looks maintained.”

Leave those surfaces too long and the stain is no longer dirt. It is a permanent mark. At that point you are talking about grinding or replacing concrete, not washing it. Regular hot water pressure washing is cheaper than that conversation.
Light dust on a low-traffic office walkway. A quick rinse after a wind event. A surface you cannot heat without risking a finish. We will say so. The point is the result on your property, not selling the hottest machine on the truck.
Washing a sidewalk next to a dirty lot does not photograph well. Most owners and managers run pressure washing on a schedule next to parking lot sweeping and a porter program so the asphalt, the walkways, and the storefronts stay in the same condition. Tagged walls are a different problem — that is graffiti removal, not a blast of water.
